1. Introduction

These Terms & Conditions govern the use of the website kassiopivilla.com and the reservation of accommodation at Villa Melanthi, located in Kassiopi, Corfu, Greece.

By accessing this website or submitting a booking request, you agree to be bound by these Terms & Conditions. If you do not agree, please refrain from using this website or making a reservation.

 

2. Property Information

Villa Melanthi is a privately owned, family-run luxury villa offering short-term holiday accommodation. All descriptions, photographs, and information provided on this website are presented in good faith and aim to accurately reflect the property.

Minor variations may occur due to seasonal changes, maintenance, or upgrades.

 

3. Reservations & Booking Requests

  • Reservations submitted via the website are considered booking requests.
  • A booking is confirmed only after written confirmation from the owner or representative and receipt of the required deposit.
  • Availability displayed on the website calendar is indicative and subject to final confirmation.

4. Rates & Payments

  • All rates are quoted in Euros (€).
  • Rates may vary depending on season, length of stay, and availability.
  • Indicative rates for the 2026 season:
    • April – May: From €269
    • June and September: From €389
    • July – August: From €699
    • October – November: From €269
  • The total accommodation price does not include the Greek Climate Resilience Fee (formerly accommodation tax), currently:
    • High Season (April – October): €15 per night, payable during the stay.
    • Low Season (November – March): €4 per night, payable during the stay.

Payment terms:

  • A 20% deposit is required to confirm the booking.
    👉 Deposit amount and payment details will be communicated during the booking process.
  • The remaining balance must be paid by bank transfer or debit card 60 days before check-in.
    👉 Exact timing and accepted payment methods will be confirmed with your booking.

5. Cancellation Policy 

    • Cancellations made at least 60 days before arrival are eligible for a full refund of the deposit.

    • Cancellations made at least 30 days before arrival are eligible for a 50% refund of the deposit.

    • Cancellations made less than 30 days before arrival result in full loss of the deposit.

    • In case of no-show or early departure, no refund will be issued.

 

6. Check-in & Check-out

    • Check-in: from 2:00 PM

    • Check-out: by 10:00 AM

A contactless check-in / check-out option is available.
Self check-in may be arranged upon request, with instructions provided prior to arrival.

 

7. Occupancy & Use of the Property

    • The villa accommodates a maximum of 8 guests.
    • Only registered guests are permitted to stay overnight.
    • Parties, events, or large gatherings are not permitted unless explicitly agreed in advance.

Guests are expected to respect the property, neighbors, and the local community at all times.

 

8. House Rules & Use of the Swimming Pool

    • Smoking is not permitted indoors.

    • Pets are not allowed.

    • Quiet hours must be respected, especially during evening and nighttime hours.
    • Children must be supervised at all times, particularly around the swimming pool and outdoor areas.
    • The swimming pool can be heated in advance upon request. There is an additional charge of €30 per day.

Any damage caused during the stay must be reported immediately.

 

9. Security Deposit & Damages

No security deposit is required.

However, guests are responsible for any damage, loss, or excessive cleaning required during their stay. The owner reserves the right to request compensation where necessary.

 

10. Cleaning & Maintenance

    • The villa is thoroughly cleaned before each stay, and additional housekeeping service is offered 3 times per week.

    • Extra cleaning during the stay can be arranged upon request.

    • Guests may request the villa to remain unattended and not cleaned during their stay.

 

11. Health, Safety & Liability

    • Guests stay at the property at their own risk.

    • The owner is not responsible for accidents, injuries, illness, or loss of personal belongings during the stay.

    • Children must be supervised at all times, particularly around the swimming pool and outdoor areas.

12. Force Majeure

The owner shall not be held liable for cancellations, delays, or disruptions caused by events beyond reasonable control, including but not limited to natural disasters, extreme weather, government restrictions, strikes, or other unforeseen circumstances.

 

13. Privacy & Data Protection

Personal data collected through this website or the booking process is handled in accordance with our Privacy Policy.

14. Governing Law

These Terms & Conditions are governed by the laws of Greece.
Any disputes shall be subject to the exclusive jurisdiction of the Greek courts.
